When a balcony leaks, look below the tiles. The falls, the slight slope that carries water to the drain, flatten out or were never there. Water sits, works through the grout and gets into the slab. New tiles laid over that same base only hide it.
So a balcony retile with us runs in this order: strip the old tiles, correct the falls, lay a new waterproof membrane, check it, then tile. Water leaves the balcony instead of getting under it.
We don't do seal-over or waterproofing-only jobs. If a balcony leaks, the fix that lasts is a full strip and retile.
Apartment Balconies Start With Your Strata
South Perth's Mill Point Road towers date from the 1960s and 70s, and most of Mount Lawley's flats are in walk-up blocks of three storeys or fewer. Balconies in buildings that age may still have their original slope and membrane. In a stacked building, a failing one often shows up first in the unit below.
Who pays depends on your scheme's plan and by-laws. Common property is generally the strata company's to maintain, unless an exclusive use by-law passes that job to you.
