$70 per m² to lay, GST included

In Perth, WA, most suburbs sit on sand. Much of Morley and Inglewood is different: sand over Guildford Formation clay, which can swell and shrink as its moisture changes. That's why the first thing we look at on a floor job is what's under it.

As a local flooring contractor based in Malaga, we lay tiles and nothing else: no timber, vinyl or hybrid boards. You get an itemised written quote before a tile is cut.

Flooring Contractor

What does a flooring contractor do in Perth, WA?

A flooring contractor in Perth, WA lays and replaces hard floors. Some lay timber, vinyl and carpet; we only lay tiles. That covers living areas, hallways, kitchens and laundries, plus floor retiling, where we lift the old tiles, prepare the base and lay new ones. Laying is $70 per m², GST included, and tiles are extra.

Floor Tiling

Floor Tiling for Living Areas, Halls and Entries

Open-plan living areas, hallways and entries take the most foot traffic in the house. Large tiles also show every dip in the floor beneath them, so we check the slab is flat and sound before anything is laid.

Our laying rate is $70 per m², GST included. Tiles aren't included, so the choice of tile is all yours. The final number moves with the tile size, the layout and cuts, and what we find under any old floor. Your written quote itemises all of it. Kitchen floors run at the same rate; see kitchen tiling for feature walls and splashback tie-ins.

Tiling an apartment? WA's default strata by-laws require floors outside the kitchen, laundry, bathroom and toilet to be treated so noise does not carry to the neighbours. Check your scheme's by-laws before you tile a living room or bedroom, because your strata may ask how the new floor will deal with noise.

Laundry Tiling

Laundry Tiling, Treated as a Wet Area

Some homeowners test a new tiler on the laundry before they hand over the bathroom. Smart move. A laundry is a smaller job, and it shows you how we turn up, cut and clean up.

We tile laundry floors and walls at the same $70 per m² laying rate. Where your laundry counts as a wet area, waterproofing to AS 3740 is part of the job, never an add-on. AS 3740 is the Australian Standard for waterproofing wet areas in homes. And since the 2022 building code, a floor with a floor waste (the drain in the floor) has to fall towards it. A fall is the gentle slope that sends spilt water to the drain instead of under your cabinets.

Want the wall behind the trough tiled too? Our splashback tiling covers laundry splashbacks, from $2,500.

Floor Retiling

Floor Retiling: Lifted, Prepared, Relaid

Floor retiling means lifting the old tiles, getting the base flat and sound, and laying new tiles on it. We don't tile over a problem we can see. If the slab itself has moved or cracked, we tell you at the inspection, because tiling over it would only bring the cracks back.

The ground matters here too. Parts of Noranda, Dianella and Bayswater share Morley and Inglewood's clay. On those floors we check the ground first and plan the retile around it, including movement joints. These are soft joints that let the floor flex without cracking the tiles.

The $70 per m² rate covers laying. Lifting the old floor and preparing the base depend on what's there, so we price them once we've seen them, line by line in your quote.

Common Questions

Floor and Laundry Tiling Questions

How much is floor tiling per m² in Perth?

Our laying rate is $70 per square metre, GST included. Tiles are not included, so you choose and buy your own. Lifting an old floor and preparing the base are priced once we have seen them, and itemised in your written quote.

Do you lay timber or vinyl floors in Perth?

No. We lay tiles only, so we're not the right call for timber, vinyl or hybrid boards. For tiled floors in living areas, hallways, kitchens and laundries across Perth, book a site visit or try the Instant Cost Estimator.

Is waterproofing included on laundry floors in Perth homes?

Yes, where the laundry counts as a wet area. Waterproofing to AS 3740 is part of the job, never an add-on. If there's a floor waste, we grade the floor towards it. We also photograph the membrane before tiling, so you have a record.

Why do floor tiles crack in Morley homes?

Much of Morley and Inglewood sits on sand over Guildford clay, which shrinks as it dries and swells when it gets wet. That movement can crack tiles laid with no room to move. When we retile there, we check the floor first and plan the joints for it.

Can you tile a timber-floored laundry in Inglewood?

Maybe. Most Inglewood homes are brick, but some older weatherboard houses have timber floors, and tiles need a rigid, stable base. We look at the floor structure at the site visit and tell you straight whether it suits tiles before we quote.

Do you retile 1990s floors in Ocean Reef homes?

Yes. Most Ocean Reef homes went up in the 1980s and 1990s, so plenty of floors and laundries still have their original tiles. We lift them, prepare the base and lay new tiles, waterproofed where the laundry is a wet area. We don't patch a few cracked tiles.
